Paul Esajian founder of FortuneBuilders, wrote, in a recent book “They say it’s the sizzle that sells the steak.” Well, sizzle features sell real estate. “Sizzle features are the improvements made to a property that are not necessary to live with, but are what put the emotional hooks into your buyers. When people can see themselves living in your home they’re as good as sold.”

What are sizzle features that Esajian highlights in his book?

In the kitchen they could be:

  • Undercabinet lighting
  • Hard-surface countertops
  • Above counter microwave
  • Pot-filler faucet
  • Double oven
  • Ice maker
  • Flat screen TV
  • Undercabinet wine fridge
  • Skylights

It’s fine to sell the sizzle only after the basics are out of the way:

Make their first visit to your home a lasting impression. The lawn should be mowed and edged, dead stuff taken away or raked, and plants trimmed. Wash the siding and windows. You want curb appeal.

Freshly paint the front door. This is the welcome mat to your home. Some have said you should repaint all painted surfaces. That’s up to you, but I would certainly repair or repaint surfaces that have been nicked up.

Make it smell good when they walk in. Have a friend walk into your home and give it the smell test. There should be no pet or garbage odors.

Declutter every room. You want them to imagine their belongings, pictures, art, and books in “their” new home.” Get them to thinking it’s their house from the time they walk in the door. Clean out the closets, the medicine cabinet, and the tops of dressers. The buyer doesn’t want to see any of that clutter.

You’ve de-cluttered the house. Is it clean? Nothing will turn off the buyer more than filth. If they feel unclean walking through your house, you have lost a sale.

Take advantage of the season. Help them imagine living in their house during the nearest season or holiday.

Stage your home for sale or hire a home stager. Homes that have been staged sell quicker and for a higher price. Since much of the initial shopping for a home is online, professional photos of a staged house draw more buyers to an open house.
